Commercial Railing Replacement in San Diego: Apartments, HOAs & Commercial Properties
San Diego Custom Iron Works handles railing replacement for apartment complexes, HOA communities, and commercial properties across San Diego County, from a single breezeway to a multi-building portfolio. Luis Lazalde Sr. and Luis Lazalde Jr. measure your property on site, custom-fabricate railings to its dimensions and applicable project requirements, and manage installation, including removal and haul-away of the old railings. As a licensed C-23 San Diego railing contractor, we replace railings that are damaged, corroded, or flagged in an inspector's, engineer's, or city's findings.
We fabricate, replace, and install metal railings. We do not perform SB 721 or SB 326 inspections, provide engineering services, or write inspection reports. We work from the findings your inspector, engineer, or city provides.
Replacing Railings on One Building or an Entire Property?
Multi-family and commercial railing projects need more than welding. They need clear scope, coordinated scheduling, and communication that keeps property management informed. You work directly with Luis Sr. and Luis Jr. from the first walk-through to final cleanup.
What a Railing Replacement Covers, From Tear-Out to Finished Install
A clear scope prevents surprise change orders. Every proposal lists each of these items separately so you can compare bids line by line:
- Removal of existing railings: Old metal or wood railings are unbolted or cut free, hauled off site, and disposed of. This is included in the proposal, not added later.
- Custom fabrication to field measurements: Panels, posts, and handrails are built to the dimensions taken during our on-site laser walk, not to assumed spans.
- Mounting and anchoring: Post attachment is matched to the substrate and conditions found on site. Where fasteners are exposed to coastal moisture, we specify Type 316 stainless steel.
- Finish: Architectural powder coating, with ASTM A123 hot-dip galvanizing available where the exposure calls for it. See coastal finish options below.
- Installation and cleanup: Railings are set and secured, and the work area is cleaned up as the work proceeds.
Railing Types We Replace:
- Apartment balcony railing replacement: Elevated balcony guardrails, built to the height and opening requirements the applicable code and your inspector's findings call for. Current code typically requires 42-inch guard height and openings that stop a 4-inch sphere; confirm requirements for your building with your inspector or building department.
- Walkway and breezeway railings: Long continuous runs on garden-style and multi-story apartments.
- Stair rail replacement and handrail replacement: Handrails and guards on existing exterior stair flights, sized for graspability per code.
- HOA courtyard, pool, and retaining-wall railings: Perimeter barriers at grade changes and common areas.
- Deck railing replacement: Metal railings for commercial and multi-family decks.
This page covers replacement of existing railing systems. Other project scopes include deck and balcony guardrails, SB 721-related corrective railing work, handrails, and complete metal stair fabrication or repair. For broader railing information, visit our Railing Contractor services page.
Railing Repair or Full Replacement? Condition Decides
Property managers and HOA boards often ask whether failing railings can be repaired. The honest answer depends on the condition of the metal, not on its age. When you touch an old railing, you become responsible for its safety, so we evaluate it on site before recommending either path.
Repair Can Make Sense When:
- Sound framework: The posts and framework are sound once inspected and the issue is limited to surface rust or finish wear.
- Loose anchors in sound concrete: Mounting hardware is loose in sound concrete and re-anchoring restores a solid connection.
- Wide gap additions: The railing is in good structural shape but has wide gaps. On one Pacific Beach multi-family property, Luis added intermediate bars to a well-maintained 50-year-old railing to close the openings, a case where condition, not age, made repair the right call.
Replacement is Usually the Responsible Answer When:
- Height and spacing both deficient: Modifying both can approach the cost of new fabrication without resolving other condition problems.
- Post bases corroded: Post bases are corroded where they meet concrete or stucco. Corrosion at the base can hide damage that surface inspection does not reveal.
- Official compliance findings: An inspector, engineer, insurer, or city has called for replacement. This includes post-inspection findings and municipal code notices, including the code activity we have seen on coastal properties such as Imperial Beach.
- Compounding repair costs: If the same railings keep needing patches, a planned replacement is often the better use of budget.
Phased Railing Replacement Coordinated With Property Management
Replacing a lot of railing on an occupied property takes planning. We coordinate work phases, resident access, and any necessary temporary closures with property management.
Phased Scheduling
For multi-building properties, work can be sequenced building by building, wing by wing, or breezeway by breezeway, agreed with property management in advance.
Advance Resident Notice
We coordinate notice through property management at least 24 hours before work reaches a resident's area, and earlier when the property's notice requirements call for it.
Marked Work Zones
Safety cones define the work area, and cords crossing walkways are covered with protective industrial rubber cord ramps.
Dedicated Safety Spotter
On larger multi-family jobs, a spotter watches for residents walking past. Cutting and grinding stop until they are clear.
Removal and Haul-Away
Old railing sections are taken off site immediately, so scrap and debris do not accumulate in common areas.
End-of-Day Phone Update
Luis calls with an end-of-day progress update, including when the crew will return. Before-and-after photographs document the project.
What We Need to Quote Your Railing Replacement
We can often give a ballpark from clear photos. For a firm number, Luis Sr. or Luis Jr. visits for a laser measuring walk, and you receive a comprehensive itemized written proposal within 24–48 hours of that visit.
Helpful to Send Up Front:
- Clear photos of each railing type, including post bases and the surface they mount to.
- Approximate linear footage, number of buildings, and railing height if known.
- Any inspector, engineer, insurer, or city findings that triggered the project.
- Occupancy and access details: gates, parking, staging space, resident notice requirements.
- Finish preferences, if any, and your target timeline.
What Your Proposal Itemizes:
Every proposal breaks down removal and haul-away, fabrication, finish, anchoring hardware, installation, and project phasing if applicable, giving you complete clarity.
Railings Custom-Fabricated to Your Property
We measure your property on site and custom-fabricate railings to its dimensions and applicable project requirements. Luis takes laser measurements at your property, the railings are fabricated at our El Cajon shop, and Luis Sr. and Luis Jr. oversee installation. Custom fabrication accounts for your property's dimensions, transitions, spacing, and slopes. See our railing contractor page for more on the shop and the team.
Finish and Hardware Choices for Coastal Conditions
Salt air and moisture are tough on exterior steel. How long a finish lasts depends on exposure, coating system, and maintenance, so we specify protection to match your site rather than promising a fixed lifespan.
ASTM A123 Hot-Dip Galvanizing
Fabricated steel is immersed in molten zinc, which bonds a protective coating to the metal. It is widely used for steel exposed to weather and is a strong option for coastal corridors. Performance varies with environment. See the American Galvanizers Association FAQ for general guidance.
Architectural Powder Coating
A durable color finish applied over prepared metal, resistant to chipping and sun exposure. It can be applied over galvanizing or used on its own where the exposure allows.
Project-Appropriate Hardware
Where fasteners are exposed to moisture, we use Type 316 stainless steel anchors to maintain long-term structural connection integrity.

Frequently Asked Questions — Commercial Railing Replacement
How much does commercial railing replacement cost?
Cost depends on linear footage, railing height, mounting conditions (such as core drilling versus base plate anchoring), finish (powder coat versus ASTM A123 hot-dip galvanizing), site access, and current material and coating prices. We can give a preliminary estimate from clear photos, then provide a comprehensive itemized written proposal within 24-48 hours of an on-site laser walk.
Can the replacement be done in phases?
Yes. For multi-building apartments and HOA communities, work can be sequenced building by building or elevation by elevation. We coordinate work phases, resident access, and any necessary temporary closures with property management.
How do you keep residents safe while replacing exterior railings?
We coordinate advance notice through property management, at least 24 hours ahead. Work zones are marked with safety cones, and cord ramps cover cords across walkways. On larger multi-family jobs, a dedicated safety spotter watches for residents, and cutting and grinding stop until they have passed.
Do you remove and dispose of the old railings?
Yes. Removal and off-site disposal of existing metal or wood railings is included in every proposal.
Do you perform SB 721 or SB 326 inspections?
No. San Diego Custom Iron Works is a licensed C-23 ornamental metal contractor, not an inspection firm or engineering agency. We do not perform statutory inspections, provide engineering services, or issue inspection reports. We work from the findings your qualified inspector, engineer, or city provides and carry out the metal repair or replacement.
How fast can I get an estimate, and how will I be kept informed during the project?
If you text or email photos and rough measurements, Luis can often give a ballpark estimate quickly. For a firm bid, Luis Sr. or Luis Jr. visits to take laser measurements, and you receive an itemized written proposal within 24-48 hours of that visit. Once work begins, Luis calls with an end-of-day progress update, including when the crew will return, and before-and-after photographs document the project.

Work With a Railing Contractor Led by a Father-and-Son Team
Luis Lazalde Sr. learned the trade in his father's shop at age 13, continuing five documented generations of Herrera metalworking. Today he works alongside his son, Luis Lazalde Jr. Together they review shop work and field installations and stay directly involved in every project. For property managers and HOA boards, that means one accountable family team you can reach throughout the project.
